Bay Meadows Among Bay Area Megaprojects

As part of its special report on Bay Area megaprojects — the huge housing and commercial developments that are transforming the region – the San Francisco Business Times featured Bay Meadows as one of only three such projects on the Peninsula.

“Bay Meadows” by Mary Ann Azevedo

Location: The area north of East Hillsdale Avenue between Highway 101 and Highway 82.

Size: 83 acres.

Cost: Multiple billions of dollars.

Description: Bay Meadows is a mixed-use village near the Hillsdale Caltrain line. When complete, the site will include 1,150 new residences (a combination of townhomes, condos and apartments), 780,000 square feet of office space, 40,000 square feet of retail, the private Nueva School and 18 acres of open space. Designed as a transit-oriented development, the site is located 10 minutes from Palo Alto and 26 minutes from San Francisco by rail and is close to the freeway.

Developer: Wilson Meany and Stockbridge Capital.

Architect: The original masterplan architect was Cooper Robertson and now Hart Howerton. KTGY, William Hezmalhalch (WHA), BAR, BDE and HOK have all been involved in recent projects.  CMG is the landscape architect on a project-wide basis and we use other firms for the individual buildings.

Engineer: ARUP (side-wide).

Status: Some of the project is complete, some is under construction and the rest will be completed over the coming years. All of the infrastructure is complete, all of the parks are complete; the last open space will be completed in early 2017. The first office building, to be occupied by SurveyMonkey, will open in early 2017 along with two new luxury apartment buildings (The Russell and Quimby) and the first phase of retail. The final townhomes, by Shea Homes, are under construction and actively selling; the next office building, Station 3, is currently under construction. The single-family homes are anticipated to start construction by the end of the year.

Significance: After nearly a decade of planning and approvals, Bay Meadows finally got underway and has been successful in both the housing and office space. The project replaced a shuttered race track and offered a major transit-oriented opportunity on the Peninsula. The scale of the size is rare in the Bay Area and is frequently cited as a model for mixed-use development in suburban settings.

Delaware Street – Bay Meadows’ welcoming social street – will be the next retail and entertainment destination on the Peninsula, with over 40,000 square feet of urban retail space. A gathering place with artisan sit down and fast eateries, as well as specialty fitness and unique retail. The street was carefully designed with angled parking and large landscaped walkways to create a walkable and inviting experience that is highlighted by our large Town Square.
