Here are some easy ways to incorporate the fresh new season into your Bay Meadows home and blur the lines where inside meets outdoors — whether it’s a garden to table recipe or any room that needs a spot of color and a little added life.

Bring the fresh taste of spring inside with a Farm to Fork Recipe, like this Herbed Feta Dip.  You only need to blend feta and a splash of water in a food processor. Mix in parsley, mint, and chopped dill; season with salt and pepper. Drizzle with oil and top with dill sprigs – voilà you have a crowd pleasing appetizer ready to serve with whole grain crackers or pita and some fresh-cut veggies.

Magnetic Wine Cork Succulents: Add a little green to your indoor space with these eye-catching succulents. These DIY wine cork succulents are easy to make and become such fun fridge magnets. They only require wine corks, magnets, soil, succulent clippings and a little time. They can also serve as wonderful gifts and a memento from a special evening and great bottle of wine.

Make your own Living Wall: Remember the living wall at Bay Meadows that served as a lovely statement piece on our information center? Put your green thumb to use and perk up your indoor space by creating your own beautiful hand crafted living mosaic picture frame to hang on a wall or prop on a shelf to liven the space up. Succulents are a natural choice for vertical gardens because they grow slowly and have low water requirements. Fresh herbs provide an added culinary touch.

Plant a Terrarium: Bright colors can make a room feel alive but nothing does that like a living organism. Terrariums are easy to make, a great oxygen booster and will be a great conversation piece when gracing your desk, dining room table or any other well-lit spot. Moss terrariums are very low maintenance, for those who can’t keep other plants alive.

Indoor Herb Gardens: Nothing beats the smell of fresh herbs sprouting up right in your home. They are easy to grow and use all around the house. Did you know? The San Mateo Public Library’s Seed Library offers free vegetable, herb, and California native flower seeds to San Mateo residents! Visit the seed cabinet on Main Library’s 2nd floor to choose some seeds to plant in your garden or containers! Limit of one packet per seed type per visit, and five packets total per visit at the Main Library. Mini-seed libraries are available at the Marina and Hillsdale branches on a seasonal basis (limit 3 packets per visit).

And another fantastic way of ensuring you can use fresh herbs all year round is to Freeze & Preserve Fresh Herbs in Olive Oil in ice cubes trays. The freezer is a great way to have herbs ready immediately for winter use, just take a frozen cube of oil and herbs out and use this as the base of your dish.

A Look Inside Hawthorne with Edmonds + Lee Architecture

Hygge your way through Hawthorne. Our newest community at Bay Meadows, consciously crafted to embrace a distinctly urban and contemporary essence, offers new residents a fresh aesthetic. Those that love modern architecture will appreciate a subtle and sophisticated design reminiscent of Scandinavia at Hawthorne, which includes clean lines and the warmth of rich, natural materials like wood panels, wood slats, and a dramatic stone fireplace in the main lounge.

Edmonds + Lee Architects, enlisted as the Architect of Record to design Hawthorne based on the original concept by Mithun Architects, has exquisitely crafted and thoughtfully appointed the building to appeal to modern design lovers.

An experienced design leader with a particular emphasis on the role of interior design and its relationship to residential architecture, we recently caught up with Vivian Lee, Partner at Edmonds + Lee Architects. Known for her deep contextual relationship to a property’s broader environment, Vivian’s keen eye brings a warmth of tone and design to modernism throughout the building and its residences.

The vision was to produce an iconic one-of-a-kind residential property to complement this phenomenal development at Bay Meadows. We aimed for a warm California modernism with lots of texture and soft detail, with an emphasis on rich colors and materials. In the residences themselves, we celebrated the building’s state-of-the-art use of Cross-Laminated Timber by exposing the structural wood, creating a hospitable Scandinavian look.

At Hawthorne, cross laminated timber is visible in the top floor units and townhomes, which have beautiful exposed natural wood (European Spruce) ceilings. The residences at Hawthorne enjoy a remarkable amount of natural light throughout the spaces, thanks to expansive windows and lofty ceiling heights that start at ~9’on the 4th floor and go up to ~10.5’ on additional floors with some soaring even higher in the townhomes.

The exposed wood throughout the residences is a striking design feature; in the amenity spaces and lobby, a soaring double-height ceiling is detailed with iconic ornate pendant lighting that adds illumination and sculpture to the space.

Modern flat-paneled cabinetry highlights the kitchens and baths at Hawthorne. The kitchens on floors 1-3 enjoy greige wood grain-textured cabinetry with white quartz counters, while floor 4 and the townhomes are finished with sleek white cabinetry and gray Caesarstone counters. In keeping with modern, clean lines, a solid backsplash runs from counter to cabinet. In the bathrooms, darker greige wood grain-textured cabinetry and white quartz counters are repeated for a cohesive look throughout the homes. Most apartment homes include two baths, one with a soaking tub and one with a large walk-in glass enclosed shower.

The kitchens and baths are both restrained and driven by the combination of comfort and rigor we see in successful Scandinavian design. We emphasized a textile, natural palette in these low-contrast interior spaces, creating a sense of restoration and relaxation.

A Lot of Love for Hawthorne

We recently caught up with Stefanie, who gave us some insights into Hawthorne, the newest community in our neighborhood, and what you can expect when you call Bay Meadows home.

Let’s talk about Hawthorne… 

Anyone that’s visited Bay Meadows has seen how dog-friendly the neighborhood is so when people are looking, they are often looking for a match for their whole family. The first-floor private entry patios have been a really popular design element for people with dogs. It’s a major convenience to be able to avoid long corridors, stairs, and elevators multiple times a day!

Everyone loves the outdoor fireplace with surrounding swings, where residents are able to relax and read a favorite book fireside.

And indoors…any particular elements you are personally loving?

The kitchens! The amount of cabinetry storage and space in the kitchens with a back splash for cooking is nice, easy, and clean.

 Everyone is impressed by the gym design too. I love the screens on the new machines. You will be able to binge watch your shows while working out.

And our location?

People love the location at Bay Meadows. All the essentials, like grocery stores, are within reach or a short walk from your front door and you can also grab coffee in Town Square or walk to restaurants and shops nearby too.

San Mateo is one of the best locations to live in California, you are in between San Francisco and San Jose –  it’s only about a ~20 min drive to walk around the SF Pier or to hit the shops on Santana Row. At Bay Meadows you get to have both urban amenities and a suburban feel in a neighborhood.

Rest Easy: Style Your Own Bedroom Sanctuary

Dream a little dream at the end of each day when you step into your serene bedroom. One of the best moments of a long, hectic day often comes at the very end, when you fall into bed, pull up the covers and drop off to sleep. A restful night sleep allows your body and mind to recharge, leaving you refreshed and alert when you wake up. Cool, dark, relaxing, cozy, and distraction-free are the key concepts to keep in mind when optimizing your bedroom for sleep. To create the most tranquil retreat in your new bedroom space at Bay Meadows, try some of these tips:

Appreciate the Quiet. Noises can also affect deep sleep cycles, even if you don’t remember waking. A white noise machine or a fan can work wonders to drown out unwanted sounds.

Hide Electronics. The motion and sound of watching TV, checking emails or scrolling through social media feeds keep your mind stimulated, and the blue light emitted prevents your body’s internal clock from regulating sleep properly. Opt for less stimulating activities like reading, taking a bath or engaging in some light stretching, which are more conducive to rest.

Embrace the Dark. When light is detected, it delays melatonin release, produces cortisol and keeps your body temperature raised, initiating wakefulness. If blocking all light isn’t practical or feasible in your space, you could always opt for a sleep mask that covers your eyes.

Keep It Cool. Our core body temperatures need to drop in order to initiate sleep, and a cool room can help with this transition. Try different thermostat settings to see what feels most comfortable to you, as each person will vary.

Upgrade Your Bedding. Bedding plays a big role in sleep. Duvets or comforters pair with your sheet sets to offer extra cozy comfort and warmth. Even if you’re a hot sleeper, you can find these “top blankets” made with cooling materials to hamper night sweats. White bedding is often associated with luxury and cleanliness, aiding in the sleep process. Consider how you sleep when buying new pillows: back, stomach, or side sleepers will have different needs. Your mattress is also an important part of the sleep equation, ensure it doesn’t need to be replaced.

Get Organized. A disorganized or cluttered space can distract you from drifting off and keep you from feeling relaxed. It’s hard to wind down when you’re surrounded by paperwork, exercise equipment, to-be-folded laundry and other items that remind you of your to-do list. Spending just a few minutes a day decluttering and ensuring things have a “home” can have a big impact.

Choose Calming Colors. Color has a powerful effect on mood and energy, and the right hues can transform your bedroom into a relaxing retreat. Cool colors like light blue, gray, silver, green, and lavender as well as neutral shades are ideal for the bedroom. Dark colors can be equally inviting, so long as you choose neutrals and stick with them. For example, a palette of dark grays can result in a deeply cozy, cocoon-like bedroom.

Add Soothing Scents. Certain scents, such as lavender, vanilla and chamomile, are said to promote relaxation. Keep an aromatherapy lotion, linen spray or diffuser on your bedside table to help you unwind at night.

Upgrade Your Social Life at Bay Meadows

In 2023, events hosted by The Apartment Collection at Bay Meadows returned in a big way! Whether you decide to live it up in an apartment community with an energetic uptown vibe or prefer a boutique retreat nestled away from the buzz, each of our 5 apartment communities offers a chance for you to rub elbows with neighbors and create long lasting friendships. Here’s a look back at some of our favorite ways we celebrated #baymeadowslife this past year with our San Mateo residents.

Let’s start by giving a round of paws for these pets who were winners of the Pet of the Month promotion at The Apartment Collection! Congratulations to Moco, Tao Bao, Lucy, Link and Mila! These lucky pets were treated to some specialty pet pampering!

Fieldhouse received some upgrades this year with new decor, and what better way to show them off than a party? In the spring, to help residents cool off, The Apartment Collection at Bay Meadows hosted a poolside barbeque party at the Field House clubroom and pool! It went swimmingly, if we dare say so ourselves. With some help from Stefanie, guests made a splash entering through a custom balloon arch step and repeat for photo ops. We showcased the new barbeque grill by sizzling up some burgers to enjoy, while guests lounged on the new pool furniture. Residents from each apartment community at Bay Meadows, around 200 in total, came together to enjoy a traditional poolside cookout with burgers and sausages (plus vegan and vegetarian options) along with the salads, sides, and sweets treats. Humphry Slocombe, now open on Delaware Street in Town Square, hosted the ice cream social, allowing the residents to get a taste before summer officially began!

Yama Sushi Belmont

At the end of summer, residents (21+) from each apartment community were invited to come to The Morgan Lounge to enjoy some sushi and sake catered by a favorite local restaurant, Yama Sushi in nearby Belmont. The spread was so popular new residents were happy to try out a go-to spot and have it on the short list for easy take-out! Luckily, we had plenty for nearly 225 residents to get all they wanted, including vegetarian options.

In the fall, Bingo Night was hosted at The Morgan Lounge offering amazing prizes such as gift baskets from Harry and David and pampering spa packages. The grand prize winner received one month of FREE rent! Residents from each apartment community at Bay Meadows enjoyed meeting each other, mixing with neighbors and grazing on a delicious charcuterie spread while they played to win!

Fall Harvest at Bay Meadows

The annual Fall Harvest celebration returned with some pumpkin painting, a full candy bar, some spooky punch, and loads of treats to snack on while creating spooktacular decor for those Halloween porches, patios and terraces! We finished fall with a Giving Thanks Dinner at The Morgan Lounge where our apartment residents feasted on all the traditional favorites of autumn and were invited to bring a favorite appetizer or drink to share with neighbors to give thanks for the beautiful #baymeadowslife we all enjoy!

In contrast to many of the other residential apartment buildings within the expansive Bay Meadows development, the architecture of Hawthorne was consciously crafted to embrace a distinctly urban and contemporary essence. While the building exudes a sense of familiarity, it deliberately eschews conventional architectural embellishments and moldings to offer a clean, modern design aesthetic.

“Hawthorne adopts a modern aesthetic that relies on spatial dynamics, volumetric play, and materiality to articulate the architectural style, setting it apart within the Bay Meadows landscape,” says Robert.

Among the favorite architectural features at Hawthorne is the introduction of cross-laminated timber (CLT) which allows for beautifully exposed natural wood (European Spruce) exposed ceilings.

“Beyond the advantages of a more efficient construction process and the creation of a superior building, incorporating CLT allowed us to leave many of the exquisite wood ceiling surfaces exposed, adding an additional layer of warmth and character to the units. This is particularly evident in the remarkable townhouse units.”

If you are looking for single family home living with an array of amenities, Hawthorne offers four large, three-story townhomes designed with soaring CLT ceilings in each of the bedrooms. Keeping in mind those who work from home, the new townhomes were planned with an office plus a study niche. You’ll also find large courtyard-facing terraces and two balconies for easy access to the outdoors.
