A Boutique Community That Lives Large: Hawthorne Stands Apart
Exquisitely crafted and thoughtfully appointed by Edmonds + Lee Architects, Hawthorne will offer just 54 apartment homes that connect naturally to its surrounding environment, engendering a feeling of both intimacy and community within the Bay Meadows neighborhood. Here you can expect large, gracious residences with high quality finishes, lofty ceilings starting at 9 feet, large windows, and great natural light. Although the building is intimate in scale, the thoughtfully designed amenity spaces are quite grand, offering residents remote work-ready spaces and indoor-outdoor connectivity at every turn. A grand soaring lobby, a chef’s kitchen with stately dining room, and a lush inner courtyard make Hawthorne the perfect place to host lively gatherings and find peaceful escape.
Based on the original design concept of Mithun Architects, Edmonds + Lee, Hawthorne’s Architect of Record, brought the vision to life. We caught up with Robert Edmonds, founding partner at Edmonds + Lee Architects, to highlight several architectural details that make Hawthorne stand apart.
In contrast to many of the other residential apartment buildings within the expansive Bay Meadows development, the architecture of Hawthorne was consciously crafted to embrace a distinctly urban and contemporary essence. While the building exudes a sense of familiarity, it deliberately eschews conventional architectural embellishments and moldings to offer a clean, modern design aesthetic.
“Hawthorne adopts a modern aesthetic that relies on spatial dynamics, volumetric play, and materiality to articulate the architectural style, setting it apart within the Bay Meadows landscape,” says Robert.
Among the favorite architectural features at Hawthorne is the introduction of cross-laminated timber (CLT) which allows for beautifully exposed natural wood (European Spruce) exposed ceilings.
“Beyond the advantages of a more efficient construction process and the creation of a superior building, incorporating CLT allowed us to leave many of the exquisite wood ceiling surfaces exposed, adding an additional layer of warmth and character to the units. This is particularly evident in the remarkable townhouse units.”
If you are looking for single family home living with an array of amenities, Hawthorne offers four large, three-story townhomes designed with soaring CLT ceilings in each of the bedrooms. Keeping in mind those who work from home, the new townhomes were planned with an office plus a study niche. You’ll also find large courtyard-facing terraces and two balconies for easy access to the outdoors.
When contemplating Bay Meadows and the encompassing landscape, for Edmonds + Lee the enduring architectural tradition of indoor/outdoor living in California naturally sprung to mind. Hawthorne was designed to extend and blend into its surroundings. Adjacent to parks and open spaces on three sides– Paddock Park, Landing Green Park, the community garden at Persimmon Park, many of the new apartments at Hawthorne offer views of parks and trees, and the community garden is an especially pleasant view.
“At Hawthorne, we purposefully situated the building’s amenities to seamlessly connect with the outdoors and the inner courtyard. Whether you’re engaged in a workout session at the gym or hosting an event in the lounge, the outdoor environment is perpetually within reach, and our meticulous landscape design and planting serve to further dissolve the boundaries between the interior and exterior spaces.”
